By using our site AgentHubRumah.club or services you accept these Terms. In practical scenarios, terms apply per engagement: e.g., an advisory retainer for a property sale is governed both by these Terms and the engagement letter specific to that case.
Eligibility and permitted use
Services are intended for licensed real estate professionals, property supporter, and related service providers. You represent that you have authority to act on behalf of any entity you register and that your use complies with applicable laws.
Users must be at least 18 years old or have legal capacity in their jurisdiction. Accounts created for minors are not permitted under these Terms.
You agree not to use our services for unlawful purposes, including facilitating fraud, funds laundering, or misleading property advertising. Examples: using templates to produce forged documents is prohibited and will lead to account suspension.
Some services or features may not be available in all jurisdictions. AgentHubRumah operates from Malaysia and provides advice that considers Malaysian law; users outside Malaysia should verify local legal requirements and consider local counsel.
Account responsibilities
When you create an account on AgentHubRumah, you are responsible for maintaining accurate information and for activity under your credentials. Use cases include storing client transaction notes and uploading verification documents for advisory engagements.
Provide accurate and current information. Example scenario: an agent uploads a buyer ID — inaccurate documents may delay advisory work and could lead to temporary suspension until verification is complete.
Protect your account credentials and enable available security features such as two-factor authentication. Notify us immediately of suspected compromise.
Accounts are personal and non-transferable unless agreed in writing. If a team member leaves a consulting, an administrator should follow account transfer procedures provided in our support documentation.
If you suspect unauthorized access, contact [email protected] and follow our incident checklist. We will work with you to secure the account and contribute, preserving logs relevant to the incident.
We may suspend accounts for policy violations, suspected fraud, or legal reasons. Example: repeated submission of misleading listings can result in immediate suspension pending contribute.
Services provided
AgentHubRumah provides legal and advisory services for real estate professionals, including contract review, compliance checklists, dispute scenario assessments, and tailored advisory packages. Services are delivered via consultations, templates, and written reports.
We may update, modify, or discontinue features or services. When changes affect active engagements, we will provide transition guidance and preserve agreed deliverables per the engagement terms.
We strive to make services available according to published schedules. Service interruptions for maintenance or updates may occur; where possible, we will provide advance notice. Emergency outages will be communicated with expected restoration times.
User rules and conduct
To preserve a professional environment, users must follow conduct rules. These reflect real-world scenarios such as client communications, document handling, and use of templates.
- Provide truthful information in profiles and listings; falsified credentials may lead to account termination.
- Respect client confidentiality and applicable privacy laws; do not upload sensitive client data unless necessary for an engagement.
- Use templates and advice for lawful transactions; adapt documents to the specifics of each case and seek local counsel for unusual situations.
- Do not harass or threaten other users; report disputes through our support channels for mediation.
- Comply with anti-corruption and anti-funds-laundering obligations in transactions where AgentHubRumah provides advisory assistance.
- Do not attempt to access or tamper with platform security or other users’ accounts.
- Follow platform guidelines when publishing property information; inaccurate pricing or misrepresented amenities should be corrected promptly.
User content
User content includes listings, uploaded documents, messages, and feedback. You remain responsible for content you submit and must ensure you have the necessary rights to upload it.
You retain ownership of materials you upload. By uploading, you represent you have rights to share the content and that it does not infringe third-party rights.
By submitting content you grant AgentHubRumah a worldwide, non-exclusive, royalty-free license to host, reproduce, and display the content for the purposes of providing services, maintaining records of engagements, and improving platform features.
Users are responsible for accuracy and legality of uploaded materials. Example: a consulting uploading property floorplans must ensure they are not infringing copyrighted designs.
We may remove content that violates these Terms or applicable law. To request removal, provide a clear description and relevant identifiers; we will assess requests and act in accordance with legal obligations.
Intellectual property
AgentHubRumah and its licensors own intellectual property in the platform, activity, templates, and training materials. Users may use provided templates for their business operations subject to these Terms and any license restrictions.
- Do not reproduce platform code or reverse-engineer features.
- Do not use AgentHubRumah branding or activity without written permission for marketing or commercial purposes.
- Do not republish proprietary advisory templates as your own; adapt them for client use while preserving attribution where required.
Paid services and billing
Paid services include one-off advisory reports, subscription plans, and bespoke engagement packages. Each paid engagement will have a corresponding order confirmation or engagement letter specifying scope, fees, and deliverables.
Pricing is specified on AgentHubRumah.club or in engagement documents. Prices may vary by scope and geography. Example case: a compliance audit for a consulting will be priced based on number of agents and complexity.
Payments are accepted via authorized payment providers listed on the site. Invoices will reflect the services rendered and any applicable taxes. Failure to pay may result in suspension of services.
Subscriptions auto-renew until cancelled. Cancellation requests must be submitted through account settings or support channels before the next billing cycle to avoid renewal charges.
Refunds are evaluated based on the nature of the service and the elapsed time since delivery. For digital deliverables already accessed, refunds may be limited. Example: an online template downloaded and used is not eligible for full refund; a partial refund may be offered in case of clear platform error.
Clients may cancel paid engagements per the cancellation terms in their engagement letter. For retainers, notice periods and any earned fees will be applied as described in the engagement agreement.
Clients are responsible for taxes applicable in their jurisdiction. AgentHubRumah will apply Malaysian taxes where required and indicate tax treatment on invoices.
We may adjust pricing for new subscriptions with advance notice. Existing contractual engagements are billed at agreed rates unless contract terms allow adjustment.
Non-payment may result in service suspension and recovery actions. We may withhold deliverables until outstanding balances are settled.

We may integrate third-party tools, marketplaces, or service providers to enhance service delivery. Use of third-party services is subject to their terms and privacy policies. Example: payment processors and identity verification vendors process personal data under their own policies.
Termination of access
Either party may terminate a service engagement according to the termination provisions in the engagement letter. AgentHubRumah may terminate accounts or services for breaches of these Terms or unlawful activity.
Upon termination, active access to paid features will cease. We will retain data as required for legal and accounting purposes and provide export options where feasible. Outstanding fees remain payable after termination.
Privacy and data protection
Our Privacy Policy describes how we collect, use, and protect personal data. It is incorporated into these Terms. Practical examples include secure storage of transaction documents and limited sharing of client data with escrow providers when necessary for a deal.
Communications and notices
Notices are sent to the email address on file or by post to the address provided. For legal notices, use the contact details listed in these Terms. Routine service communications may be sent by email and in-app messages.
Changes to Terms
We may update these Terms to reflect service changes or legal requirements. Material changes will be posted on AgentHubRumah.club with the effective date. Continued use after updates constitutes acceptance of the revised Terms.
Governing law
These Terms are governed by the laws of Malaysia. Disputes arising from the Terms or use of services will be resolved under Malaysian law, with courts in Malaysia having jurisdiction, unless parties agree to alternative dispute resolution.
Dispute resolution
We seek to resolve disputes amicably. For contract-related disputes, parties should first use mediation or negotiation. If unresolved, disputes may be submitted to courts in Malaysia. Example: a fee dispute for an advisory package may be handled through our internal dispute process before legal steps.
